In order for the investors to get the Green Cards, yes. That is a big deal. The Receiver was trying to get an exemption.
Maybe they're waiting for enough of the Green Card folks to pass. Not all that far-fetched, they skewed older & it's been like 14 years or so. And I'll bet some of them got into America the legal way by now & dont even need the Green Card anymore.

I’ve heard the kitchens are inadequate to operate as a full time residence. But that’s def a rumor too

I'm thinking a major gut job that involves combining and reconfiguring hotel rooms to larger one to three bedroom units.

The NEK is simply a tough market for hotels to maintain a solid year round occupancy rate. Jay makes it work because they have the water park, rink, golf, summer concert series etc.

The cheapest room at the Burke hotel for when I am in Vermont this Sunday-Tuesday is $235 per night. Everything else within 15 miles is a total shithole outside of a couple nice (but also expensive) B&B type places.

Meanwhile I will be paying $150 per night to stay within 10 minutes of Stowe and will have a lot more to do at night (not that I really care myself, but many people do). Why would I pay $170 more for 2 nights to go to Burke?

Again if Burke wants to get people to go out of their way to go there, there needs to be deals to get people into the hotel. That's the only way they're going to do it. Two nights plus two days of tickets for two people for $400...something like that would bring people in. No one is going to pay $470 for two nights to stay at Burke on a weeknight. That's asinine.

And, if taken at face value, the intent was to develop these year-round offerings at Burke, or QBurke. But don't Qquote me on Qthat.

Fair point. But what if you had 2 buddies and bought the 3 for $45 Wednesday ticket? That’s under $100 to ski and stay slopeside. Not 10m away. Click and go.

They have a Valentin’s special too (looking at the website) where that room price includes 2 lift tickets?

That’s a serious deal I’d say.

I’d also say Burke and Stowe are a bad comp because Stowe has a small cities worth of hotels and lodges. And attracts a different clientele!

The hotel is 50% bigger than it should be and shouldn’t be where it is so not trying to put lipstick on a pig

I'm pretty sure that the room includes ski tickets.

I've stayed at both the Lyndonville motel (think that might be the place the 2 who killed the border patrol agent stayed at a few weeks ago 😳😳) and the Burke Mtn Hotel. And while the Burke Mtn Hotel has a few more amenities and is DEFINITELY closer to slopes than the Lyndonville Motel, in the big scheme of things, there's not a bunch of differences.

If the Burke Mtn Hotel rate is with lift tickets, then that's a big difference

I'm pretty sure that the room includes ski tickets.

They have rates for both just the room as well as for a "Ski & Stay" package. The $235/night rate that Zand mentioned would be the rate without a ticket. The Ski & Stay package would add about $35/night to the price. If you have a pass to another mountain, then you can get a rate that comes in roughly half way between those other 2 rates.

If someone like Jon S does not take this place over soon there will be nothing left to take over. There is a huge laundry list of upgrades to the on mountain infrastructure. The hotel is an after thought at this point. The problem is the receiver thinks it’s worth more than whats reality and will just sit on this place and milk it. He is he It is too bad the locals or local government could not file a suit in court for this guy to sell. If that is even possible idk.

As I said a few days ago, he’s in between and rock and a hard place. I don’t envy him.

$235/night for a slopeside hotel room is a good deal IMO. That’s about what we paid for the same setup at Bolton last week which I had no issue with.

I was unaware of the structural issues, that sucks, I actually like that hotel.

Holy fuck, you paid how much? You should try reserving when Bolton runs their $99 sale. It’s convenient at all, but I really don’t see it being worth much more than that.

Yeah I was gonna say I've always paid $212 per night whenever I stay at the Sugarloaf Hotel, which is a much busier resort and has more to do at night. I just checked and they're currently charging $257 so it's gone up a bit. But Burke is not in the position to be charging within $20 of the Sugarloaf Hotel.

Not sure which motel you stayed at in Lyndonville (there's none named Lyndonville Motel but you have the Colonnade which is a shithole, the Lyndon Motor Lodge which is slightly less sketchy but still not great, and the one by the St J town line which looks like it may now be closed? Also used to have the Lynburke on the corner of 122/114 which is gone. St J has the Fairbanks which used to be decent but has since gone down the migrants/released prisoners road. And then the Comfort Suites which is $$$$$. Outside of those, all you have in the area is the Burke hotel and some B&Bs. It's nearly impossible to stay in the area at a place that's like $120 per night and looks like it should be $120 per night. I would love to visit the area more often but any of my college friends that still lived there for a couple years after graduating have since gotten the hell out of there.

Also I believe the people who killed the border patrol agent were staying at the City Motel in Newport (another sketchy ass NEK motel). This is why when I go to Jay I've been staying on the other side of the spine in St Albans which while still not a great place is at least inhabitable. And now I've discovered that the drive from Jay to Stowe is very easy so I'll always just stay in Stowe to go to Jay now.

My wife reserved it, which was mountainside view. She’s typically unconcerned with saving $ 😂. When I’ve stayed at Bolton by myself it’s been under $200 but parking lot view.

Newport City Motel, the Val Roc.... I remember staying at those places a number of times as a kid with my dad on road trip ski weekends. Back in the 80s.... He always preferred ground level rooms if it was super cold so he could plug in an engine-block heater

I said "not great" not "dangerous and seedy" lol.

I grew up and still live in a town that would remind people exactly of St J. Not dangerous by any means, but also not a place where I'd want to stay in a $50 per night motel room if you know what I mean.
