Lincoln, NH Papermill

The papermill that has been a Lincoln, NH landmark for over 100 years (and kind of an eyesore for the last twenty) is coming down. Demolition started a couple of days ago. Some of you remember when the mill operated... when Lincoln was known as 'stinkin' Lincoln'. I remember when the stacks came down, and when the RR station was split and moved to a new home. Hence the Woodstock Inn and Station Brewery in North Woodstock. My Landlord was the one who moved it actually!

I know that many of you love New England history and would want to know.

A BIG hotel/resort will be constructed in its place.

surprised they didn't convert it into condo's. That's all the rage down by me. They're in the final approval stages of converting another couple of old mills in our downtown into 120 units. They've already done like 4 of them over the past 15-20 years. I think it will be great to add potentially 200 plus more residents to our downtown. Good for the local businesses.

I'm not much of an enviro/tree hugger type person... I think that's a cool idea though. Instead of ripping something down, convert it to use as something else. Of course, the building would have to be up to snuff for a conversion and in a good location for such.

The resort will have time shares, and the time share market is always moving in these parts. For condos, South Peak Resort across the river will have plenty of them and single family homes. Only Phase 1 has been completed out of three, and the ski area will be expanding further as well. A lot of changes in the next couple of years!

definitely a different model / demographic I'm sure for old mills in what are now resort towns. Our town is 99.99% year round residents outside of maybe a few ocean access properties that are vacation homes. So, the mill condos work well there. Pretty sweet units with 16 foot windows.

We have a few mill-converted condos around here and I've always found them to be quite interesting. Great way to reuse the space. It's a shame they didn't do the same here but I can see why not.

Definitely need to get up that way again. It's been too many years.

OOOOHHHH, I misunderstood you Ryan! Old mills being converted for homes, apartments, condos, shops, etc. is a great way to keep the past and fulfill the furture I totally agree. But in the case of the old papermill the structure has been falling apart since it closed in the early eighties. Worse than that though is asbestos in all of the buildings, and the fact that the whole site has to be cleaned up. For instance the outfall pipes are still there, dye is in the soil and other things of the sort. This is why the resort company has taken so long to get started, the last BIG hurdle was raising money for the demolition/clean up.

Yeah - I'm really surprised the site is developable (<< new word). Paper mill sites are full of all kinds of nasty chemicals and heavy metals. The old International Paper mill site in my old hometown of Corinth, NY has been shut down for over 10 years and there's very little that can be done with it. I hope this works out.

But - you also have to recognize that a big chapter in NE history is going by with all the paper mills gone (and the shoe factories, and more). The places our parents and grandparents worked that afforded us a good living are GONE to Asia and Mexico. Those recreational jobs better be good ones. I love Lincoln and NH/VT/ME but it's really hard to replace those jobs.

The restoration of these old mills has become real popular in the past few years, especially with the Historic tax credit program they have and also some are getting HUD funding. I end up doing a lot of pre-construction walk thrus in a lot of these buildings and some of them are in real tough shape, literally falling down and and most have asbestos and some kind of contamination in them, but they are cleaning them up and turning a lot of them into condos, apartments, retail, etc

In the past week I've seen plans for an old ice cream factory in Providence, an old shoe factory in Melrose, a threadmill in Stonington and the old papergoods factory in Kensington and all these jobs have funding in place and are out to bid with planned start dates with the next 120 days.
