Seems the ones who have staying power have other sources of revenue - Hydeaway, Tucker Hill Inn, Flatbread, Hotel Tevere,Mad Barn, etc.

Tucker Hill Inn no longer does food under the new owners that purchased it last year (same owners as Warren Lodge, White Horse Lodge, and Mad River Lodge). A guy from NJ is building a mini lodging empire in the valley!

I have no desire to drive to Waterbury from the mountain, never-mind Burlington. This is an interesting topic. Part of the appeal of Sugarbush to me vs K or Stowe was the fact that it was more remote and "quaint". Even though I don't want a big party scene, I do think we've lost quite a few restaurants over the past few years and that's not good. My desire to leave my condo to go out to dinner now is very low. I'm at a point where I'd rather just cook most weekends as there just aren't a ton of appealing options to me right now.
I hear you. I like to cook too (not every meal tho). If I owned in the valley it would be unlikely that I'd go to Burlington after skiing for a meal. However, it's a lot different heading home to your condo/house where you can spread out and chill after skiing as opposed to going back to your hotel room where I'm not cooking and have limited space. That's where going out to dinner is crucial.

FWIW, I've stayed at the Warren Lodge at the base of the access road. They've done a pretty nice job of fixing it up. Now if they could just do the same thing that they're doing with motels/inns with local restaurants, we'd be doing much better.

I haven't been to any of these places in a few years. They all look nicer, but no more breakfasts? That is a big plus not having to worry about that in the morning.

Damn I Loved eating at THI when they had the kitchen open. They had some good selections and bar area is so quaint and cozy

DW Pearl's/ Purple Moon/Easy Street
now Swanson Inn: used to be a great little restaurant/B&B. Served Anadama bread with meal...really good

That being said, glad Mad Taco, Fit to be Thai'd, Canteen and others are still at it. Really tough time to be in the restaurant biz.

I think Kitchenette is the new model for resort areas, since staff can't live here anymore b/c STR's have made renting to ski bums impossible/

I think the common denominator is that those restaurants own the real estate and don't have rent to pay.

I have to admit, I'm part of the problem. Used to go out a lot more for sit down dinners. Not so much anymore. Don't have the patience for it especially in the summer. More than happy to grab a burrito from mad taco or fried chicken from canteen and eat at the picnic tables with a beer from mehurons.

Yea...they don't do breakfasts either anymore at any of their properties which I think is a mistake. Back before I had a condo, places to stay with some sort of breakfast was a big selling point for me.

I really need to bring that up next time I talk to one my co-worker about Sugarbush. The family that owns all those properties was his neighbor here in NJ for many years.

I feel like I started going out less as the options decreased. For a long time I was basically alternating every other weekend (one weekend cook, one weekend go out). And I used to always go out on Friday night when I got up there as well. Now I don't even bother doing that most of the time (sometimes grab a pizza at Pizza Soul or take-out from Canteen on the way up, but haven't done a sit-down Friday night meal anywhere in 5+ years now). I was at Peasant alone at least a half dozen times per season typically.

Collected thoughts on all of this:

* Afterthoughts is a great addition to the Valley.
* I always laugh when I see the GMT ads in Front Porch forum "see where green mountain transit can take you." The answer is no where, I'd love it if there was a way to get to Emily's, Afterthoughts, BlueStone (RIP), Lawsons, etc without driving. The Valley floor schedule is insufficient.

* I don't understand why the Mad Taco closes so damn early. They have a great bar, which I want to spend more time at.
* I don't understand why Castle Rock pub closes so damn early. Why can't they make this a focal point of entertainment? Even during pride weekend, the comedy shows seem to end at like 8:45 or something.
* Green Mountain Lodge Thursday bands are great, why do they close at 6pm? I get it if you are snowboarding until last lift, but if you work from home 9 to 5, by the time you've changed out of your work clothes (pajamas) and put on "going out in Vermont" clothes and drive to Mt Ellen, there's only 35 minutes of music left.

* Mehurons is far better than the Mehurons like place in Waterbury.
* Uber would be nice.
* I don't see SRT as alleviating the housing crunch. Most second home owners that do STR will just let the property sit idle when they aren't using it rather than converting it into an LTR or selling it. However, I don't have any data on this--it is just my intuition,

Regs alone lay a large burden on those with slim financial backing. Once again the Rule of Unintended Consequences raises its ugly head.

Airbnb originally started as a couch-sharing business model. Then there's the NIMBY, now that 'I got mine'. Boomers kinda ruined it in many ways. . .

Still, got some hardworking principals ( Emily as one example) who make it work.

The one stat that stands out - 1970 ( after all, 60's-70's-80's was when things really got rolling ski-industry-wise-) median income was $50K ( $7000) and 2023 $62K.

Some exterior paint might help the sale!!
think thats part of the 'a-peel' , right? Rt 17 isn't that crazy busy- but it is close- One could conceivably get 8-10 employees in there at $8-$10K a month if the set up is right. Parking tight for more than 4 cars tho- yet another reason for valley transportation.


give one tenant a $500 credit for managing the place- keeping everyone in line and taking care of the place.


( Have little faith in self-driving vehicles in cities but a place like the valley could run that loop from Lincoln Gap Rd to Waitsfield Village and up German Flats/MRG/North/South)

yeah, Common Man - I did as well- its also turned into housing. . . and what was the place up on hill diagonally across the street? Had lodging and a hot tub but was a food place - had a few breakfasts in there years ago - vacant?
