There are numerous US ski areas inside 3 hours from Montreal - also including Whiteface (2:15) and and Gore (2:40) on 1 ORDA pass. Then there are the multitudes of Quebec areas. Even with funding and non-profit status he is going to have a tough time selling real estate not only to Canadians, but to the US skiers.Yes. That said, I would love to see the Balsams reopen. We drove by it in January heading to Sugarloaf and it was sad to see the ski area sitting dormant and the Hotel facilities completely quiet and unoccupied.

No one has ever said this was going to be easy. But a remote ski resort the size of Killington in the Great North Woods of NH, sounds pretty good to me. Could be the place to go to escape the crowds, it's colder and gets more snow than most places in VT and NH, and doesn't have as many freeze and thaws cycles. They are all over the hiking trails, tent sites and summits of the White Mountains too-all year round. Ever see the real estate market around Loon/Lincoln/Franconia/Littleton? Not very much for sale and everything sells very fast. How many units are owned and being sold at Sugarloaf, far-far away too? People invest in real estate for the long term gain, The Balsams may attract a lot of them, won't be easy though.Jay is under 100 miles from Montreal.
Canadians vacationing in the US is a whole lot different than buying real estate in today's financial climate. The Balsams is a pure real estate play and Les has 2500 units to sell in order to build out his ski map.
Canadians are not going to buy due to high US dollar value and high mortgage rates.
Boston has tons of closer skiing choices and Maine (including the reopened and updated Saddleback) for more remote and less crowded skiing.
Anything south of Massachusetts is never going to buy northern NH because of the distance.
Where is the market?
Be careful. Remember all those who bought early at the Jordan Hotel. People paid $50-60,000 for quartershares that you can get now for $5,ooo or thereabouts. Maybe their value will go up a bit with the new lift, but never back to the original prices.I am buying a place. Getting in early.
