The Okemo Sale - Value of Resort?

According to the Rutland Herald, the total price of the sale was $132 million, but also included Crested Butte in Colorado and Mount Sunapee. I don't know anything about these other places, but assuming that Okemo was a third of that, I've got to think that a good chunk of the value of a resort is the real estate development possibilities. But doesn't that mean that as soon as a place is built out with as many condos as it can support that the value will fall, being based then only on lift tickets and other stuff?

I'm just curious about the economics of the ski industry.

Good price..before I opened the thread I was thinking $150 million..For 80% of skiers and riders..Okemo is the best ski resort in Vermont..
