This new building coupled with the units they are talking about at the Sugar Cube should make things much better.
Roxbury was fine last Sunday. I would not wory going over Roxbury unless there is an ice storm. Even in light snow it is fine.

i give my parents and sisters zero credit for savvy winter driving skills. best to avoid the dirt road mountain passes for them
Doing some fast math, (16) studios at 450sf/ea + (176) 1 bedroom units at 120sf/ea + 580 sf/floor for gathering space + (4) gang bathrooms @ 200sf/ea/floor at a net to gross factor of 1.2 you are looking at a building around a 40k sf building. Even though they are going modular, there still will be plenty of onsite construction that needs to happen. Camp Brook / Bethel Mtn rd can get sketchy during a storm. For an extra 15 minutes you can take exit 3 and stay on 107 to 100. Much flatter and there are a few food options that way.Send them exit 3 and over Camp Brook Rd- Bethel Mtn Rd then up 100. Paved the whole way and not sketchy. Exit 9 too long. Roxbury gap not in good shape.
What am I missing? Came up with $400-$500 on 30,000 s/f? Housing here might be $500 s/f but with economies of scale would think they could get it to under $300- raw materials have fallen to '19 levels from what I hear from contractors.Not bad Blurski. He’s gonna be so stoked to have his own pass with photo on it. The sugarbush ticket lady loved my choice of Cookie Monster pass photo. He’s only 1 there and is 3 now but I couldn’t resist the funny pass pic
