Wondering what the protocol is. People know I've been here awhile and am not given to SPAM. I wouldn't ask unless it was a pretty special property being sold by a good friend. What say ye?

We generally don't like posting real estate ads. If someone new comes on here and only posts that, we may delete it and if we don't folks don't give them the time of day.

That said, if the poster is someone who contributes other material, and if the ad is related to skiing or outdoor recreation, we will let it go.

I have been in favor of that DMC. Probably have to be careful with those who offer discounts to us for lodging. A bit of ballance. I had my condo in Nh posted here before. Pretty reasonable and nice.

Thanks guys. I've been around awhile, but asking first was the right thing to do Anyway, this is definitely skiing and outdoors related. I'm just going from memory here but...

A friend is selling a fantastic little house that provides the owner with an extremely rare commodity in Vermont - frontage on a navigable lake within 30 minutes of the best skiing in the East. It's roughly a 1200 ish square foot, 2 bedroom/1.5 bath house right on the east shore of Lake Elmore. One of the few I've seen in VT that offers a true four-seasons of play.

It's got a wall of windows facing west, looking out over their deck, their dock and then out over the lake and towards Elmore Mountain and State Park. Great for taking in the sunset, the views and recreation on the lake. It's situated on a quiet street in a quiet little town. In short, the setting for the ideal VT cottage is all there.

Even better, my friend is a talented designer in his own right (owns an advertising business) and transformed this little cottage into a warm home away from home that truly evokes VT. He has restored the original woods floors and beams, added a new entrance area, and spruced up the kitchen. It's incredibly quaint but very much functional. The master is downstairs along with a full bath, the kitchen and living/great room. Upstairs is another bedroom and a half bath. It's a pretty deep lot from the road to the lake, so there is room for expansion if desired.

It's 30-40 mins from Stowe and an hour from Smuggs. There is watersports and hiking on a 2500' peak in a State Park at or within 5 minutes of your door. Suffice it to say, if I still lived on the East Coast, I wouldn't be pimping the house here. I'd be negotiating with my friend. It's a pretty special place.

Elmore is an awesome area. Jay Peak is not much further and Burke is probably an hour or so also.
